Performs non-technical project completion using an internal customer perspective, typically from initiation through delivery.
Develops project plans and coordinates cross-functional teams through meetings and progress measurement activity which bring distinct, specific projects to completion both on time and within budget.
Provide leadership and expertise in the development of new products/services/processes, frequently operating at the leading edge of technology. Recommends and justifies major changes to existing products/services/processes. BS or MS degree or equivalent experience relevant to functional area. Typically 12 years of related experience to include 10 or more years of project management experience desired.

_About the Project Manager for North American RealEstate & Facilities Position:_
As a Project Manager withinOracle s North American Real Estate and Facilities Department (RE&F)reporting to the Senior Director, you will oversee the procurement, design,construction and provisioning of a variety of facility requirements withinOracle s 7 million square foot portfolio. Responsibilities will include andnot be limited to the below. Please notethat Oracle does not offer a relocation package for this position. As such,candidates will be considered for assignment to a wide range of officelocations within the mid-west and east coast regions.
- Manage project approvals, setup and execution:
o Drive internalapproval of project scopes collaborating with Facility Managers, Planninggroup, and internal partners such as IT and Security to define requirements.
o Manageconstruction activities related to core/shell construction, tenantimprovements, call centers, and data centers including sourcing and contractingproviders.
o Review architectural, MEP, structural drawings for allassigned real estate projects in North America.
o Adhere to Oracle s space standards as well as adoptalternatives to improve efficiencies.
o Overseecompletion of maintenance manuals, as-built drawings, warranties and other requirementsper project close-out list
o Manage thecloseout of space vacated by Oracle due to lease termination or sublet.
- Acquisition / Disposition Oversight:
o Negotiate leases and manage compliance with the leaseand construction work letter.
o Interface with inside as well as outside counsel forlegal review.
o Manage outsourced providers in market analysis andsite search activities.
o Provide assistance to facilities team when landlordperformance issues arise and for community interactions such as TIF hearingsand permit reviews.
o Interface with planning team to confirm spacerequirements and implementation of any new standards.
- Financial management and reporting:
o Direct brokerage vendor in financial analysis of leases, subleases, own vs. lease, and disposition scenarios using NPV bases.
o Work with global shared services center to establish budget based purchase orders for all project related expenses and to ensure budget close out.
o Maintain all project documentation and provide final cost accounting and budget closeout for projects.
o Provide information as requested for internal operations reviews or to support internal audit inquiries, tax investigations and asset transfers.
o Provide feedback to portfolio administration and corporate finance regarding space on the market and vacated or booked to the reserves.
- Core Competences:

o Ability to prepare budgets, summarize transactions for internal approval, reconcile costs and ensure timely project closeouts

o Experience managing project teams including both internal and external resources
o Experience managing resources remotely and ability to collaborate across organizational boundaries
o Ability to work independently with minimal supervision and handle multiple tasks
BA/BS inArchitecture, Facilities, Construction Management or Engineering preferred
5-10 years priorconstruction management experience required including core/shell, call centers,tenant improvements, and data center construction.
Industrycertification is desirable.
Strong written and verbal communication skills.
Attention to detail and ability to multitask.
Ability to travel (approximately 25-50%).
